Title: Construction Project Manager

 

Duties: OVERSEEING AND MANAGING CONSTRUCTION PROJECTS THROUGHOUT THE ENTIRE CONSTRUCTION PROCESS; ENSURING THAT ALL PROJECTS STAY WITHIN SCOPE, BUDGET AND SCHEDULE; AND MANAGING, SCHEDULING AND OVERSEEING SUBCONTRACTORS, SUPPLIERS AND VENDORS IN THE DELIVERY OF SERVICES. THIS INCLUDES PERFORMING THE DUTIES AND TASKS AS FOLLOWS: ATTEND CONSTRUCTION MEETINGS AT THE PROJECT SITES AND PRE-BID AND KICK OFF MEETINGS. SUPERVISE PROJECTS THROUGHOUT THE ENTIRE CONSTRUCTION PROCESS ENSURING THAT EACH PROJECT IS COMPLETED IN ACCORDANCE WITH THE SCOPE/PLANS, BUDGET, AND SCHEDULE. MAINTAIN PRODUCTION ACTIVITIES AND CLIENT RELATIONS BY OVERSEEING SUBCONTRACTORS & SUPPLIERS/ VENDORS, WHICH INVOLVES REVIEWING SCHEDULING, JOB OVERHEAD, JOB PERFORMANCE, COST REPORTS AND ENSURING THAT JOBS COME IN AT OR BELOW BUDGET. REVIEW THE MASTER SCHEDULE AND NOTIFY SUBCONTRACTORS AND VENDORS OF THEIR START DATE, VERIFY LEAD TIME AND VERIFY SERVICES/SUPPLIES HAVE BEEN DELIVERED. SUPERVISE ALL SUBCONTRACTORS AND VENDORS, INCLUDING OBTAINING BIDS/QUOTES, HIRING, SCHEDULING, SUBMITTING PAY REQUEST, AND OVERSEEING ALL WORK PERFORMED ON A PROJECT. MAINTAIN POSITIVE RELATIONSHIPS WITH CLIENTS TO ENSURE PROJECT SATISFACTION AND POTENTIAL FUTURE BUSINESS. MAINTAIN JOB SITE NOTEBOOK THAT INCLUDES DAILY PROJECT ACTIVITIES, DATE, WEATHER CONDITIONS, VERIFY HOURS WORKED FOR ALL ON-SITE PERSONNEL, RECORD CONFLICTS, DELAYS AND/OR CHANGES NEEDED. TRACK PROJECT EXPENSES AND MAINTAIN RECEIPTS. PRODUCE HIGH QUALITY, PROFITABLE PROJECTS BY MONITORING PROJECT COSTS AND ADHERING TO A GIVEN BUDGET. NOTIFY THE ACCOUNT EXECUTIVES/ESTIMATORS WHEN CHANGE ORDERS ARE NEEDED VERBALLY AND IN WRITING AND ASSIST WITH THEIR EXECUTION BY PROVIDING AN ESTIMATE ON COST AND RESOURCES NEEDED TO COMPETE THE CHANGES REQUESTED. ENSURE EXCELLENT COMMUNICATION BETWEEN CLIENTS AND FIELD OPERATIONS (SUBCONTRACTORS, VENDORS, ETC.). MAINTAIN ALL QUALITY STANDARDS OF THE COMPANY AND LOCAL REGULATIONS MAINTAIN BILLING AND PAYABLES BY APPROVING ACCURATE PAYROLL TIMELY AND RESOLVING PAYROLL ISSUES. MONITOR MATERIAL COSTS TO REDUCE WASTE RELATED TO PROJECT COSTS. PROVIDE WEEKLY UPDATES ON JOB STATUS, SCHEDULES, ISSUES, ETC. ENSURE SAFE WORKING CONDITIONS ON ALL PROJECTS FOR EMPLOYEES, SUBCONTRACTORS, AND CLIENTS. PROVIDE TECHNICAL ASSISTANCE IN INTERPRETING OF PLANS AND NOTES, SHOP DRAWINGS, SUBMITTALS, AND SCOPES OF WORK AND MAKE RECOMMENDATIONS ON CONSTRUCTION METHODS, USE OF EQUIPMENT, ETC. COMMUNICATE WITH SUBCONTRACTORS AND FOLLOW UP ON PROVIDED PRICING AND ENSURE SERVICE LEVEL AGREEMENTS ARE ADHERED TO. EXPLAIN CONTRACT REQUIREMENTS TO ALL PARTIES. INVESTIGATE DAMAGE AND DELAYS AND MONITOR PROJECT PROGRESS. ENSURE ALL PERMITS OR LICENSES ARE IN PLACE PRIOR TO COMMENCEMENT OF PROJECT WORK. ENSURE ALL DEVELOPED QUALITY ASSURANCE PRACTICES ARE IN PLACE AND FOLLOWED. REVIEW SUBCONTRACTOR AGREEMENTS TO VERIFY ALL WORK DONE IS IN COMPLIANCE WITH SAID CONTRACTS. COMPLETE FINAL WALK THROUGHS AND SIGN OFF ON ALL WORK DONE. TO PERFORM ANY OTHER TASKS AS REASONABLY REQUESTED BY COASTAL RECONSTRUCTIONS MANAGEMENT. THE TITLE OF BOTH DIRECT REPORTS IS PROJECT MANAGER.


REQUIRES: BACHELORS DEGREE IN CONSTRUCTION MANAGEMENT, CIVIL ENGINEERING, A CLOSELY RELATED FIELD OR THE EQUIVALENT AND 24 MONTHS RELATED CONSTRUCTION MANAGEMENT OR COST ESTIMATING EXPERIENCE. REQUIRED TO DRIVE TO PROJECT SITES IN THE DALLAS METRO AREA USING HIS COMPANY-ISSUED VEHICLE TO OVERSEE AND MANAGE COASTAL RECONSTRUCTION’S REMODELING PROJECT SITES.

 

Work Location: 301 FM 1660, Hutto, TX 78634 and project sites in the Dallas Metro area (Dallas and Denton counties).
